A room mate who is considerate. If you are considerate, everything else falls into place. You pay your rent on time because you may have someone who is relying on you to do so to pay bills etc, you tidy up after yourself because you want the people you live with to be in a clean environment, you make yourself scarce if a room mate asks you to (nicely) because they want to have someone over.

So a key attribute of a good tenant is to be considerate.
