Main Road is five minutes away, the CBD seven, and the MyCiTi stop a two-minute walk from the gate.

The garden flatlet sits at the far end of the property, past the swimming pool. It has its own front door and its own everything behind it: a kitchen, a dining area, a bathroom and two bedrooms off a private hall. The pool and sun deck are outside your door, and on a warm Sunday afternoon that side of the property is quiet.

ON-TIME RENT REWARD

We would rather reward good tenants than chase late ones. For every month your rent arrives on or before the due date, Roomify pays for your Netflix, YouTube Premium and Apple Music - roughly R400 to R500 a month of subscriptions, free, simply for paying on time. The reward applies to months in which rent is received on time and resumes the following month once payment is current.

WHAT IT COSTS TO MOVE IN

Two months’ rent gets you in, and half of the extra month is refundable: first month’s rent, a deposit of half a month’s rent that is fully refundable at the end of your lease subject to the inventory and any arrears, a once-off lease administration fee of 25% of one month’s rent, and a once-off move-in fee of 25% of one month’s rent. Nothing else is charged at signature and there are no hidden costs.

On the single room that is R17,000 to move in. On a twin-share bed it is R13,000.

Most Cape Town landlords ask two months’ deposit up front. We ask half.

The garden flatlet is being filled from scratch, so you won’t be walking into an established group with its own habits. Your flatmates will be two other people who’ve been through the same screening you have – referenced, lease-signed, and on the same written house constitution from day one. We’re aiming for a quiet, considerate household: postgrads, medical interns, UCT and CPUT students, and young professionals who want their own space and a calm place to come home to.
